A Coastal Transformation

When delving into a remodeling project, the dream for both the client and for us as a company is to have an unlimited budget and timeline. Any interior designer or general contractor can produce a show-stopping design when these two aspects are present, but the challenge begins when real world restrictions set in. Many homeowners aren’t sure how far their budget will actually go and the fear of exceeding their funding can cause them to put off a remodeling project. At Naples Kitchen & Bath, we pride ourselves on our ability to tackle any project and any budget, creating the best possible outcome for our clients. This condo project is a fantastic example of what can be achieved on a tight budget if you work with a company that brings both experience and imagination. 

  This older condo needed a full overhaul, but thanks to its great location in Pelican Bay, the owners knew the increase in equity was worth the effort. They kept the budget smaller which created a challenging, but ultimately rewarding, remodel for our team. One of our budget-saving tips is to work with a company that has resources to complete the entire job. Using one source makes selecting your finishes easier, keeps the work under one permit which saves you money, leaves less room for communication errors, and, since you only work with one project manager, removes the hassle of coordinating multiple schedules which saves you time and energy. 
With this project, the client’s goals were to create a transitional home with coastal influences, and to make the space more livable for themselves and their five children. New flooring was installed throughout to give the condo an instant style boost. In the main living areas and master bedroom, a budget-friendly luxury vinyl planking was used because of its ability to provide a high-end appearance at a fraction of the cost. Floors are the foundation of your home, so it is a good idea to keep them updated, clean, and consistent throughout your rooms. There are so many affordable options to choose from, without sacrificing style. These floors look amazing and are durable, so this is an area where you can really add some value to your home without busting your budget. Another inexpensive, but effective way to change the look of a home is through paint. The entire condo was painted in Sherwin Williams Agreeable Grey, with a few accent colors to create interest and a crisp backdrop for the other upgrades. 

  Because the layout of the home needed some updates, we removed two sets of architectural columns with arches to create a more open and contemporary floor plan. The extra space allowed for a large island in the kitchen which encourages family and friends to gather through ample seating and counter space. The now totally reconfigured kitchen has more counter and cabinet space. Remember that your kitchen is likely going to be the center of the home, and that it’s a huge selling feature when and if you want to sell the property. Part of a successful, affordable remodel is knowing where to splurge and where to save. Using more of the budget on the kitchen and master bath is a smart idea. Though the cabinetry is entry level, we were able to pair it with more luxurious items like beautiful lighting and an elegant glass tile backsplash. The balance of pairing high end with thrifty options creates a cohesive, finished look that would fool even the most discerning eye. 

  In the master bath, the original layout had an awkwardly situated built-in linen closet and a wall dividing the vanity from the rest of the room which blocked site lines and natural light making the bathroom dark. The goal was to maximize the space, add storage, and make the room more functional. The linen closet and wall were removed as were the old tub and shower, making room for one spacious shower with beautiful tile details. We also installed new and larger counters, replaced the cabinets, and added lighting to unveil a modern master bath. Again, the materials chosen are cost effective, but that doesn’t mean they don’t make a fantastic visual impact when you walk into the updated room. The bathroom now feels open, light, and very current. We were even able to create a Zen area by the shower with a bench as well as a niche for towels & toiletries. Niches are a great way to maximize space when working in smaller bathrooms. With a clever eye and a dedicated team, it is possible to create a custom and expensive looking remodel on a small budget.
